£72 Million Funding Secured for Eurocentral Logistics Hub
Orchard Park project to deliver 353,000 sq ft of Grade A accommodation.
A £72 million funding commitment has been confirmed for a major industrial and logistics development at Eurocentral. The deal will support the speculative delivery of Orchard Park, a 40-acre development located alongside the M8. Construction is scheduled to begin during the first quarter of 2027, with practical completion targeted for the second quarter of 2028. The agreement is described as the largest of its kind in Scotland for 30 years.
The project is set to provide approximately 353,000 sq ft of Grade A industrial and logistics accommodation, spread across five distinct units. These buildings will vary in size, ranging from 42,500 sq ft to 122,500 sq ft.
Property consultancy CBRE brokered the forward-funding agreement. This deal was established between a US-based investor and Newlands Developments, which is undertaking the project in association with Tulchan Development.
Stephanie Bishop, development director at Newlands Developments, described the agreement as “a significant milestone for Scotland’s industrial and logistics market”. She added that the commitment represented a strong vote of confidence in the sector from a major international real estate investor and would help attract occupiers seeking high-quality buildings in the immediate future.

The development addresses a period of sustained demand for industrial and logistics space throughout Scotland, particularly within the Central Belt and along the M8 corridor. Vacancy rates in the sector currently remain at around 2.5 per cent, indicating limited availability of suitable accommodation. Eurocentral already hosts companies operating across the distribution, logistics, and office sectors, including DHL and GXO Logistics.
Douglas Steele, associate director at CBRE, said the deal reflected the “growing international recognition of the opportunities” within Scotland’s industrial and logistics sector. He also stated that Orchard Park would build on that momentum by providing strategically located accommodation capable of meeting occupier demand and setting a new standard for industrial development in Scotland. Bryce Stewart, senior director at CBRE, and Iain Davidson, director at Colliers, have been appointed as the retained letting agents for the development.
