A new £9.7 million Tech Terrace development at the Advanced Manufacturing Innovation District Scotland (AMIDS) in Renfrewshire is set to add fresh momentum to the country’s advanced manufacturing ambitions. Scottish Enterprise has approved £4.74 million towards the project, with matching backing from Renfrewshire Council and Buccleuch Property.
The first phase of Tech Terrace will create around 30,000 sq ft of flexible industrial accommodation aimed at manufacturers and R&D-led businesses looking for space to scale. Units are expected to range from 2,000 sq ft to 16,000 sq ft, giving growing firms an option to expand within a purpose-built innovation setting rather than relocating elsewhere.
The project forms part of the wider AMIDS vision, where planning permission is already in place for up to 750,000 sq ft of floorspace. That longer-term pipeline is intended to support a mix of advanced manufacturing, research, development and bespoke industrial build projects as demand builds.

Backers say the development responds to a shortage of modern specialist space for high-value industrial businesses. The expectation is that Tech Terrace will help retain ambitious companies in Scotland while also strengthening the country’s offer to inward investors looking for a base close to skills, research capability and transport links.
A detailed planning application is expected to be submitted during 2026, with construction targeted to begin later in the year. Once underway, the scheme is likely to be watched closely as a marker of how quickly Scotland can convert innovation-district plans into practical capacity for manufacturers with expansion plans.
