PRAXIS Real Estate Management has secured a new tenant at Glasgow’s 310 St Vincent Street with Wescot Credit Services signing up to occupy the building’s second, third and fourth floors.

The debt collection agency has taken 28,216 sq. ft. over the three floors, relocating from its current offices on Cadogan Street. The move represents the largest single deal in Glasgow City Centre since lockdown commenced. The deal means 310 St Vincent Street is now almost fully occupied, with just 8,800 sq. ft. on the first floor and 2,000 sq. ft. on the ground floor remaining.

310 St Vincent Street is currently home to Cisco, the global IT and networking company; tech company OnScale; and Lawrie IP, the independent patent and trademark firm. Earlier this year, engineering firm Clancy Consultancy and fund managers MDP Capital also moved to the building, adding to the growing business community at the west end of Glasgow’s city centre.

Knight Frank represented Praxis, while Ryden acted on behalf of Wescot Credit Services.

Richard Harrison, asset manager at Praxis, said: “We are delighted to welcome Wescot Services to 310 St Vincent Street. Given the challenges city centre offices have faced it is a testament to the building and quality of refurbishment that Wescot committed to 310 St Vincent Street as their new home within three months of their first inspection. With part first floor offices now in solicitors’ hands and the building close to fully let we are delighted to continue to prove those writing off the office sector wrong.”

Sarah Hagen, office agency associate at Knight Frank Glasgow, said: “Glasgow’s office market is beginning to pick up again and as businesses consider their return to the workplace, they are looking for flexible, high-quality space at a competitive price point. 310 St Vincent Street is well placed to meet those needs and has a range of amenities on its doorstep, standing out among other city centre options.”
